Sinbad Valley Ranch

Acreage: 1640 acres (+/-) with 640 (+/-) in Mesa County, and 1000 (+/-) in Montrose County. Location: Approximately 15 miles from Gateway, CO. Take State Hwy 131 East from Gateway (following the Dolores River) to Salt Creek, and then South on a county maintained road to the ranch. Water: There is a water line, coming out of the ridge South of the property, that taps into an aquafer. This was developed by boring into the ridge, approximately 250 feet above the irrigated acreage. The water from this pipe may be diverted into a storage pond, or may be sent directly to side-roll sprinklers. With this change in elevation, and reduction in pipe size, the gravity flow is sufficient to operate the side-roll sprinklers. The water quality is excellent, and analytic reports are available. In addition, five springs have been filed on (Rosebud Spring, Double Eagle Spring, Black Spring, Varmit Spring, and Sundance Spring). *Additional water information is included in the water rights attachment. Utilities: There is no electricity at the ranch. However, it would be possible to install a turbine powered (in-line) generator in the water line. This could be done for a very reasonable cost, and should be able to provide adequate power for the ranch. Minerals: The owners will transfer any of record. Grazing permits: There is a permit on the National Forest (150 head, cow/calf, from 7/1 to 10/15 on Sinbad Ridge, and 30 head, cow/calf, from 5/1 to 5/15 on Sinbad Ridge Hog Trough). There is a BLM permit - Sinbad Valley Comm. (72 cattle 3/1 to 5/15, 30 head cattle 10/20 to 11/15, and 72 cattle 11/16 to 2/28). Improvements: There is a three bedroom double-wide mobile home, that was plastered in 2003. There is a historic log barn, and a historic cabin - both are in questionable condition-that could be restored. Wildlife: This area enjoys significant Mule deer population. They can be found on adjoinng Natonal Forest in the summer and early fall, and they migrate into Sinbad Valley during the later seasons. The valley is a wintering area for a large Mule deer herd. The large elk herds, on the La Sal Mountains in Utah, are moving into Colorado as their numbers increase. Bears, mountain lions, bobcats, and coyotes are also present. Ownership of this ranch (1200 + acres) would entitle the owner to apply for 3 (three) landowner permits through the Division of Wildlife, to hunt Mule deer. Comments: The remote
location of this ranch in the spectacular Sinbad Valley, offers privacy
and seclusion. Due to the proximity to Gateway, Colorado, it also offers
outstanding investment potential. Mr John Hendricks, the owner of the
