Ranch is located approximately 18 miles west of Meeker, Colorado, on Highway 64, in Rio Blanco County, at the confluence of Piceance Creek and the White River. The elevation is approximately 6100 feet.

The ranch is 549 (+/-) acres, with approximately 200 (+/-) acres irrigated, with approximately 139 acres irrigated by a 1980-foot pivot.

There is a permitted gravel pit on 40 acres with 14 years remaining on a lease with Rio Blanco County Roads and Bridges. Yearly base payment is $7,000.00, and gravel at $ .80 per ton. Revenues for 2006 were approximately $27,000.00.

1.	Piceance Creek – 13.09 CFS absolute
2.	White River – 5 CFS absolute
3.	White River – 4 CFS via pump
4.	Water sales were approximately $100,000.00, based on trespass fee of $20.00 per bobtail load, and $30.00 per transport load.

Piceance Creek flows through the Southwest part of the ranch, and the White River flows in and out of the North boundary of the ranch. In addition, stock water well uses submersible pump, and there are two cisterns for domestic water.
